Guidelines for Building Procedures 2009

APPLICANT MUST SUBMIT:
Either residential or commercial application with applicable plan review fee (see fee schedule on page 2 -- make check payable to City of Olathe) and submit with required plans listed below.

All supplemental documents (i.e. procedures, applications, etc) are available individually on the website.  Choose legal size paper for first page on a commercial application.

FOR NEW RESIDENTIAL CONSTRUCTION PERMITS - One Residential application with two (2) signed/sealed sets of building plans, include structural, electrical, plumbing, HVAC and two (2) complete plot plans sealed (wet seal or embossed - signed) by licensed professional engineer, architect or land surveyor. Plot plans must be 1" = 20' minimum scale and of scannable size - (max. 11 ½ x 17 inches). A minimum of three (3) working days is required to process residential applications.

FOR NEW COMMERCIAL CONSTRUCTION PERMITS:
One Commercial-Industrial application with Phased Permit Submittal Checklist attached. Six (6) signed/sealed sets of building plans (plans must be ¼" - 1' minimum scale) and to include: title page defining construction type, occupancy group, building code, etc. Sets must include all civil/site plans, landscape plans, architectural, structural, electrical, plumbing, and HVAC. Two (2) copies each of calculations, specifications, soils reports and letter reporting special inspections and third party inspectors assigned to this project. Include two (2) discs of complete drawings in electronic media - architectural, structural, mechanical, electrical, fire sprinkler, fire alarm and civil plans. Plans are to be of equal detail as to represent submitted drawings for permitting. Acceptable media: CDR or CDRW. Acceptable file format: Tif, Pdf, AutoCAD, .DWG, .DWF, .DXF. The first file shall include an index referencing all sheets. These submittals are required at the time of application unless prior written deferral is approved.

COMMERCIAL TENANT FINISH OR REMODEL
One Commercial-Industrial application with only pages 9 & 10 of the Phased Permit Submittal Checklist (VI. Tenant Finish/Remodel section) attached. Five (5) signed/sealed sets of complete building plans for remodel/tenant finish. Tenant Finish permits may be 1/8" - 1' minimum scale. Enclose electronic media as described above.

It is our goal to send comments within 10 working days from all reviewing departments advising of approvals, denials or stipulations for new construction projects. Tenant Finish applications will be processed and comments sent within 3 to 4 working days. Architect or Engineer of record will receive these comments through email attachment.

FOOTING FOUNDATION - COMMERCIAL ONLY:
Footing Foundation application with four (4) signed/sealed sets of plans including erosion control plan, footing, foundation, elevations and any electrical, mechanical or plumbing underslab details. (See Footing/Foundation Guidelines for other necessary requirements)

INCOMPLETE APPLICATIONS WITH MISSING INFORMATION OR LACK OF DOCUMENT SUBMITTALS WILL IMPACT THE TIMELINESS OF YOUR APPLICATION PROCESSING

No occupational license is required with the City of Olathe, however, contractor licensing must be obtained through Johnson County Contractor Licensing, Johnson County Administration Building, 111 S Cherry, Room 1056, Olathe, KS 66061. Phone (913) 715-2233, FAX 715-2232. (WEBSITE ADDRESS: http://contractorlicensing.jocogov.org/). Ordinances require the general contractor, electrical, plumbing and mechanical contractors of record on your project to also be licensed and current. No permits are issued unless all are valid and currently licensed with Johnson County.
