What is a Lot Split?

Lot splits are required to divide an existing parcel of land into two or more parcels. All surveys for lot splits include a plat of the new parcels and the required legal description to record the split.

Process for Completing a Lot Split

  1. Applicant to hold a pre-application meeting to discuss with Planning staff proposed lot split (link to pre-application meeting). During the pre-application meeting, Staff may require additional, case specific documents.

  2. Following pre-application meeting, applicant to submit lot split application.
    A basic application (not case specific) requires:
    a. Four (4) full-sized (a drawing to scale depicting the lots, structures and existing utility easements located on any part of the lot being split, together with the precise nature, location, dimensions and legal descriptions of the new lots to be created);
    b. One .pdf or similar file (on disk);
    c. Completed utility company list; and
    d. Letter stating why the lot split is requested.

Lot splits must meet criteria in order to be reviewed as a lot split:

  1. A lot has not been previously split;

  2. Lots zoned for industrial purposes may be divided into two (2) or more tracts without replatting such lot. Provided, however, that the lot so produced shall conform to all minimum standards of this ordinance and other applicable codes of the City. (Ord. 02-54 § 2, 2002)

A lot split application will not be considered if the following applies:

  1. A vacation of streets, alleys, utility easements or other public reservation is required or proposed;

  2. The lot split will result in a lot without access to a street;

  3. Such action will result in a lot being split into more than two (2) tracts, except as may be otherwise provided by Section 18.68.410.
