Residential Building Inspections

Residential ConstructionBuilding inspections are performed Monday through Friday, from 8 am to 5 pm. The following residential inspections are required:

  • Footing.
  • Foundation.
  • Backfill.
  • Plumbing/Electrical/Mechanical Underslabs.
  • Garage Floor Slabs.
  • Basement Floor Slabs.
  • Fireplace (masonry only).
  • Sewer Service Line – From Building to Main Tap. Call Utilities: (913) 971-9311.
  • Electrical (Temporary Service for Construction Trailer/Site) – separate application of the building permit – misc electrical application needed.
  • Complete Gas Pressure.
  • Rough-In (All framing, concealed plumbing, electrical, HVAC).
  • Nail pattern prior to stucco application.
  • Firewall separation – nail patterns.
  • Portal Garage – nail patterns.
  • Insulation Inspection (if using prescriptive energy method).
  • House Wrap/Flashing Inspection.
  • Stucco Inspection (if applicable).
  • Final Approvals – Required of both building inspector and residential project inspector to obtain Certificate of Occupancy or Temporary Certificate of Occupancy.

Special inspections or after-hours third party inspections are acceptable. Check with our staff on specific allowable categories.

Re-inspection fees

A $100 fee may be assessed when:

  • The project is not ready for the requested inspection.
  • The previously inspected non-compliant items have not been corrected.
  • Address or permit numbers are not posted.
  • Construction activities continue without prior approval.
  • Structures are locked or inaccessible.
  • Buildings are occupied without City authorization.  
After hours inspections

The minimum fee for a non-emergency inspection, outside of normal business hours, is $100 per hour with a two hour minimum. A minimum of 48-hours notice is required for after hours inspections.

Final inspections are scheduled after all fees have been paid.  

Residential finals

A public works residential final grading inspection will be needed prior to the issuance of the certificate of occupancy. Schedule the inspection with the Public Works Department at 913-971-9045.

All permanent addresses must be posted on each building site (visible from the street). Failure to post will incur a postponed inspection and a re-inspection fee imposed on the permit.

Temporary certificate of occupancy fees

$100 - All Residential, (one and two family dwellings, non refundable).

$200 - To reinstate a residential Temporary Certificate of Occupancy that has expired.
