Zoning is a legislative process that divides the city into areas that specify allowable uses and establish density and intensity of those land uses.

Rezoning/Zoning Amendment

  • Rezoning: Property owners who want to develop or use their property in ways that do not conform to the current zoning district must apply for a change to the zoning classification.
  • Zoning Amendment: A request to change or remove any stipulations approved with a rezoning ordinance shall require approval of a zoning amendment application. Upon approval, the zoning amendment maintains the same zoning district classification.

Special Use Permit

Certain uses of land, buildings or structures may not be appropriate under all circumstances in any given zoning district; but they may be appropriate where adequate precautions can be taken to assure compatibility with surrounding uses, public need and the city as a whole.
